We take risks. You don't have to take risks; we take the risks for you. We like to think we know just how big the risk is, but we really don't. "The greater the risk, the greater the return" is an aphorism we've heard a lot. Sometimes the returns are very good…often we are taking the risk after the first party has taken a risk and lost.

We can solve your cash problems without making you move…sometimes.

We can give you cash and you can stay in your home for less than you are paying now…sometimes.

We may be able to give you cash and allow you to stay in your home for less than you are paying now.

We help you out of a financial bind. We may help you save your good credit rating. We may be able to help you obtain a good credit rating. We are creative and we have a lot of experience dealing with people and real estate problems.

We buy real estate, mostly single-family homes. However, we will consider any type of real estate: condominiums, commercial buildings, office buildings, industrial buildings, vacant land.

We buy mostly financially distressed properties. Sometimes the properties are physically distressed as well. That's okay. We have contractors who make repairs and we have the experience and the financial ability to put the property in tip-top shape so we can put it on the market.

We are able to act quickly. Within a week of your phone call, we should be ready to cash you out of your property if we are able to secure all the necessary information. Often you will have most of the information (loan balances, taxes, etc.) in your own files. We can work with any title company to obtain other information and, only with your written permission; we can talk to your lender to cure your loan.

We do not act as agents or brokers when it comes to your property. We are a licensed real estate brokerage but we only deal in properties where we have title. We buy the property ourselves. We only deal in what we own.

We don't waste your time

We generally don't deal with people without financial problems…they don't need us.

We don't lose money…at least we try not to. We are in this business for a profit. Whatever we do, we'll keep you informed so that you know what we are doing every step of the way.

We don't buy everything. In truth, some pieces of property are only good for holding the rest of the world together. However, if you have a problem and we can find a solution that works for you and for us we'll be there with both feet working with you to resolve the situation.

We don't keep secrets from you. We don't discuss other clients with you and we don't discuss you with other clients.
